Bluebell Breaks - Booking Terms and Conditions


Upon booking with Bluebell Breaks and/or signing a contract you are deemed to have read in full and accepted the following Terms and Conditions:

ID must be given before check in in the form of a valid passport or a current driving licence.

Booking & Payment Procedure

Full payment is due in advance of occupation, this will be taken on the day of booking. Credit card details will be held on file to cover any damages or other costs. Upon receipt of payment we will send you confirmation of your booking via email. You may extend your stay at any time, subject to availability. No extra fees are charged for last minute bookings.

Payment must be made in full, in advance by bank transfer or credit/debit card. All prices quoted are in UK Pounds Sterling and are correct at the time of publication. Payment must be made in UK Pounds Sterling. Bookings using a credit/debit card must be made by, or with the consent of the cardholder. Guests must be over 21 years old to make a booking with Bluebell Breaks.

Booking for stays of 6 weeks or less must be paid in full at the time of booking and prior to occupancy.

Bookings for stays of more than 6 weeks are invoiced in 6 week blocks (42 nights). The first 6 weeks are due for payment at the time of booking. The next invoice (for the next 6 weeks) is due for payment no later than 28 days after check-in. Subsequent payments must be made every 28 days.


Security Deposit

We reserve the right to take a holding deposit of £250 for any booking, this decision is made at our discretion.

Cancellation Policy

All bookings are non refundable if cancelled within 30 days of the start of the booking. No refunds will be made for non-arrivals.

Depending on the reasons for your cancellation, you may be able to reclaim cancellation charges from your insurance company if you have taken out travel insurance. We strongly recommend that clients purchase adequate travel insurance. Regrettably, for the reasons given above, we have to treat any curtailment of your stay as a cancellation.

If We Cancel Your Booking

In exceptional circumstances it may be necessary for us (Bluebell Breaks) to cancel a booking, in the event of this we shall make all reasonable efforts to offer a suitable alternative within our property portfolio, if we cannot offer alternative accommodation we will provide a full refund for the dates we cannot accommodate.


Amendments to Bookings

If the Guest Amends a Booking


If a guest wishes to amend a booking (dates of stay, accommodation required, check in/out time), we will make all reasonable efforts to comply with the request(s) however the guest will be charged for any additional charges incurred. If the guest makes amendments to the booking once the stay has commenced we may not be able to comply with the request(s). If on any occasion the guest vacates the apartment early and wishes to terminate the remainder of their stay, this must be confirmed in writing and the keys be returned on the new agreed check-out date. – We accept no liability for loss, damage or expense and cannot guarantee reimbursement of any costs incurred. Similarly in the event of keys not being returned upon check-out, we reserve the right to charge guests for lock replacement, key replacement, building/car park fob replacement.


If We Amend a Booking


Bluebell Breaks reserves the right to make any changes or amendments to any booking at any time. If it is necessary to amend a booking, we will make every effort to allocate a similar property, either in the same or a similar building, this may however not always be possible and another alternative may be offered. We are not obliged to provide any reimbursement or compensation.


Facilities & Services


Note: No items are to be removed from any property or dismantled in any way. Furniture is not to be moved within the property.


Services


We cannot be held responsible for failure or interruption of services within or outside of the apartment or development building – this includes utilities, appliances and communications (includes but is not limited to Washing Machine, Tumble Dryer, Dishwasher, Television, Broadband, Wi-Fi, Electricity, Water, and Heating). We cannot be held responsible for inconveniences such as noise, access or supply of services caused by engineering or repair works within or in another part of the property.


If there is an interruption to any services, once we receive notification, we will use all reasonable efforts to rectify the issue within a reasonable period of time. We reserve the right to add or remove any services without prior notice.


We endeavour to have each property cleaned and ready for new guests by the check in time, however on rare occasions and in the event of staff shortage there may be a delay in cleaning. In the event of this, guests will be given access to the property from the check in time and the property will be cleaned as soon as possible. Any compensation will be considered and agreed before the end of your stay.


Broadband


Wireless broadband (Wi-Fi) is available in all apartment locations and is provided free of charge. We cannot guarantee connectivity at any given time; however we endeavour to maintain the hardware and connection within all cottages. If there is a fault with the hardware provided (wireless router) we will give support and maintenance. If the fault is deemed to be with the guests hardware/devices, support will not be available.

Maid Service

A weekly maid service is provided for stays of more than 14 nights. This service includes cleaning the property and refreshing the bed linen and towels. This does not include washing up or loading and unloading of the dishwasher (where applicable). We shall endeavour to give notice of our intention to attend, but cannot guarantee this. We are unable to service cottages where the floors and surfaces are covered with personal effects.


Emergency Call Outs

The emergency number is provided to give guests a direct out of office hours number, this number is only to be used for emergencies (Flood, Fire, Power Cut, and Lost Keys). If the number is used for any non-emergency reason, we reserve the right to charge the guest a call out fee of £150.00.

Luggage & Mail Storage

We do not provide any storage facilities for luggage or personal belongings, including post or packages. We cannot under any circumstances accept any of these items.  There is no mail forwarding service if the guest has checked out already.


Number of Occupants

The number of persons permitted to occupy each property is limited to the number of beds (ie a 1 bed sleeps two, a 2 bed sleeps four). The property cannot be re-let/sublet to any other group/party without the written approval of Bluebell Breaks. Under no circumstances may more than the maximum number of persons specified in the apartment description, or the reservation, occupy the apartment. We reserve the right to refuse admittance or terminate the stay in the property to the hirer and their party if they are in breach of this condition.


Check in, Check out & Return of Keys

Check in is from 4.00pm. Checkout is by 10.00am.

In the event of keys not being returned, we reserve the right to charge guests for lock replacement and key replacement – £150 and a further £50 for the second set of keys.

If there is a delay in departing, Bluebell Breaks reserves the right to charge for an additional night’s stay for every day the keys are not returned (in the case of long term bookings, the guest will be charged until the end of the next payment cycle).

In the event of a late check-out or refusal to vacate the property by the booked check-out time, we reserve the right to remove all persons and property from the property. Any items left in an property past the agreed departure time are left at the owners risk – we accept no responsibility for these items and reserve the right to remove and store them.

Lost property is kept in storage for no longer than 30 days and safekeeping is not guaranteed. Lost property can be posted back to you at your own cost with prior agreement and Bluebell Breaks will not accept any liability for any items that go missing.

All guests are given one or two sets of keys (and fobs etc) depending on the number of keys requested.


Damages to Property & Payment of Additional Charges


Valid credit/debit card details must be supplied at the time of booking to cover any additional charges incurred during your stay. We reserve the right to deduct from that card, without further notice, all amounts chargeable under these conditions. Charges can be made up to 30 days after departure. In the event that payment is declined, we reserve the right to charge the hirer, or any member of the party, or invite debt collection/legal action to reclaim any monies due.


Guests are required to keep the cottages, furniture, fittings and effects in the same condition as at the commencement of the stay and are required to leave the apartment in the same cleanliness and general order as at the commencement of the stay. The guest is responsible for all damage or loss that occurs to the apartment or its contents during the stay, and is responsible for paying appropriate compensation to us in the event of damage to the apartment or its contents. Bluebell Breaks has the right to terminate your stay without notice and without refund in case of breach of this agreement.


If there is any damage to the property, or its contents, or if there are any items missing, or if the apartment is left in an unreasonably dirty or untidy state (including excessive dirty linen) then the guest authorises us to deduct the appropriate amount from the card account provided, without prior notice, to cover the damage and/or additional cleaning costs. In the event that the damage or costs exceed the value held on the card we reserve the right to demand immediate payment of the balance from the guest.


Liability


We cannot be held responsible in any way for loss/damage to contents, furniture, fittings or any personal belongings at the property locations. Nor can we be held liable for the acts or defaults caused by third parties. Nothing in this contract seeks to exclude liability for death and personal injury or any other liability not excludable under the laws of England and Wales.

All warranties, conditions and other terms implied by statute or common law or otherwise are, to the fullest extent permitted by law, excluded from any contract with Bluebell Breaks. In no event shall Bluebell Breaks be liable for any special, indirect, consequential or purely economic loss, costs, damages, charges or expenses.


Car Parking

We have on site parking for up to two vehicles per property - please park considerably as the driveway is shared between both of our Cottages. Bluebell Breaks does not accept responsibility for loss or damage to vehicles parked on or near any of our properties.

Pets

Pets are only permitted in our properties if confirmed in writing prior to your arrival. An additional charge of £25 per stay will apply for extra cleaning. Any damage caused by pets must be paid for in full by the guest. We reserve the right to charge an additional £150.00 if pets are brought into the property without prior written agreement.


Smoking

Smoking is strictly prohibited inside all of our apartments. If evidence of smoking is found within the property, a charge of £250.00 will be made to cover cleaning and freshening costs. Guests may smoke outside but must ensure cigarette ends are disposed of responsibly.


Complaints

All complaints must be notified to Bluebell Breaks immediately so that we can attempt to resolve the issue. If you do not notify us of any complaint during your stay, we will not be held responsible after you have left. Complaints made after departure cannot be accepted if we were not given the opportunity to rectify them during your stay.


General Information

All information supplied by Bluebell Breaks, to the best of our knowledge, is correct at the time of publication. We reserve the right to amend prices and services at any time without notice.

Guests must comply with the rules and regulations set by Bluebell Breaks. Failure to do so may result in termination of the stay without refund.


Bluebell Breaks reserves the right of access to all cottages at any reasonable time during your stay. Notice will be given wherever possible, however, access may be made without notice in the event of an emergency or where deemed necessary.

These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
